Las Vegas Master Planned Communities

Master Planned living is suburban living at its best. It represents many Las Vegas neighborhoods of different price ranges and sizes in an area supported by schools, churches, shopping and cultural events. Master Planned Communities also have recreational activities such as golf courses, walking trails and beautiful community parks.

Providence
Providence, Focus Group's master planned
community, is located on approximately 1,200 acres
in the upper northwest side of the Las Vegas Valley. The community is situated on a high plateau with dramatic mountain views to the west and spectacular
city lights to the east.

Residents cherish the feeling of being "a world away" from the city below, but they also have convenient access to every comfort and service imaginable. Because
Providence is already part of a bustling region

of the Las Vegas Valley, there are many everyday amenities and
conveniences operating in the surrounding commercial areas.

Some of the highlights of the community are tree-lined streets and promenades that cross over into other neighborhoods. Old-fashioned ballparks embellish the community recreation areas. Providence is branded with a strong American Traditions theme. Statues honoring great American authors and literary tradition are scattered throughout the landscape.

Providence is home to over 15 well-respected builders including
Toll Brothers, Pulte, Woodside and Pardee Homes.

Mountain’s Edge
Mountain's Edge, located in the hills of the Southwestern Valley, comprises 3,000 acres and carries an "Old World" theme, accentuated by olive groves and aged stone walls. Approximately 700 acres has been dedicated to public facilities, including schools, a fire station and shopping centers.

Another 550 acres are reserved for parks and recreation, including a 320-acre regional park and an 80 acre natural mountain park near the entrance to the community. Fifteen hundred acres are dedicated to a variety of neighborhoods developed by 20 different builders.

Aliante
Nestled among the majestic landscape where the desert meets the foothills of the Sheep Mountain Range, Aliante offers residents some of the finest in master planned living. Aliante is a joint venture between American Nevada Corporation (the developers of much of Green Valley, including Green Valley Ranch) and Del Webb Communities.

With 428 acres of land dedicated to recreational and public use (22% of the entire acreage), Aliante offers a municipal golf course, city parks, a natural arroyo and an extensive trail system that meanders throughout the community.

Family fun is one of the primary themes at Aliante with its 20-acre Nature Discovery Park. Within this park is a man-made lake with waterfalls, dinosaur discovery area and
water play area. Also, there is an outdoor stage Ramada, soccer fields,
tennis courts and a volleyball stadium to complete the park amenities.

Aliante has 7,500 homes and 20,000 residents. There are many new home builders
in the community including Pulte, D.R. Horton, KB Home, and Pardee Homes.

Anthem
Anthem is a community designed by well known builder and developer Del Webb. It is located in the Southeast portion of Las Vegas, adjacent to Green Valley. It is comprised of three neighborhoods: Anthem Country Club, Sun City Anthem, and Coventry Homes at Anthem. This Community sprawls across the Black Mountain Hillside and has spectacular views.


Desert Shores This community is located in Northwest Las Vegas, next door to Summerlin. Desert Shores has many neighborhoods that accommodate various lifestyles and tastes. It surrounds several tranquil and serene lakes. There is a Beach Club that offers a small sand beach and volleyball area as well as a swimming area. Desert Shores has attached and detached homes.

Elkhorn Springs
This community is located in Northwest Las Vegas and has many developments under way. It will be close to the Town Center project - a secondary upscale downtown area and commercial marketplace.

Homes are moderately priced and you have a choice of tract homes, semi-custom homes, and custom homes.


Green Valley This community is located in the Southeast portion of the valley, and was the first master planned community in the Las Vegas area. It has been called the "Summerlin" of the east side of town.

The Lakes
This community is located in the West portion of the valley. The Lakes was the first master plan on Las Vegas' west side and has mature tree lined streets. It gets its name from the series of waterscapes that run through the heart of the community. There are walking and exercise trails that allow you to enjoy the beautiful weather while getting fit.


Peccole Ranch This community is directly adjacent to The Lakes and Summerlin, and shares some of the same amenities. Peccole Ranch has beautiful tree lined streets and ponds. Peccole also has a high-end 24 hour guard-gated neighborhood Queens Ridge, a community offering a strong European flair. The community wraps around the Badlands Golf Course.

Seven Hills
This community is located on 1,300 acres in the Southeast portion of Las Vegas. Seven Hills is the home of the 1999 and 2000 Street of Dreams home tour. The designs of the neighborhoods are Italian Renaissance and Spanish eclectic themes. There are 22 acres of parks and a beautiful golf course on the hillside.


Summerlin Spanning the entire western part of Las Vegas, from North to South, Summerlin is an expansive 22,000 acres. It is comprised of several villages that each have their own neighborhoods and parks. Summerlin has been awarded the Best Master Planned Community in the United States for nearly every year of the 1990's. Neighborhoods include golf course communities, non-gated, gated, and guard-gated communities, with amenities to suit any lifestyle.
